    Hello, a new letting agency has taken over the building in which I rent. The company seem to be quite new and have take over the previous company’s portfolio forcefully, (from what I gather). My contract only has a few months left and I’m afraid that they’ll want to raise the rent.

    After some advise. My son viewed a property, agreed the rent and paid a holding deposit with certain conditions of works to be carried out.

    Today he has signed an on line contract with move in date tomorrow, no other monies has been exchanged.

    Today he was given access to the flat by the agent, only to find the agreed works haven’t been carried out and an obvious damp problem with fungus and spores in the kitchen and bedroom.

    The flat is obviously not suitable for the agreed move in date and surely the landlord is in breech of contract.

    What are my sons right ? He has not gained possession of the flat yet but has signed a contract ? No monies has exchanged hands?

    Can the contract be written off ?

    Three months into our contract we have discovered that our house is infested with rats who are causing critical structural damage and are a threat to our health and safety. It is clear the property has had a long history of infestations and no preventative measures have been put in place. The current infestation has almost definitely began before our contract started. We have personally applied for a council pest control and after several days of no communication our letting agency has finally given in and will be sending an inspector to assess the damage. We want a refund of our rent for the last three months alongside full repair of all damages and proper installment of preventative measures.

    Can you tell me what I can do about an excessively noisy neighbour who hates the fact this house is rented, always cuts my hedge & has stolen part of the fascia of my property. Police have visited twice & noise continues, worse than before. Walls are only 1 brick wide with no cavity between properties. Getting to the end of my tether as I have no peace 😞

    Good Afternoon,


    Please can I have some help regarding repairs in rented accommodation. About 6 months ago I requested a repair for a light in our bathroom to be fixed but it turns out it wasn’t just the light, instead it was water from upstairs leaking into our light causing it to break.


    This is a big health and safety hazard because water is dripping into our electrics, we can’t see in the bathroom and we can’t turn the fan on because it’s connected to the light meaning our bathroom is getting mouldy. Also, my girlfriend has asthma and it’s getting worse since the bathroom has become mouldy and we have to keep cleaning it.


    We have contacted them repeatedly and the only reply we get is “We’ll get back to you” and then we never hear anything back, the last time we contacted them was 06/09/2020 and we just got the same reply back.


    We have had a lot of trouble with this property, for example, getting charged more rent than we should, our contract not getting sorted for 3 months, and awful communication. In our contract it clearly states that the landlord has to keep up with maintenance that we can’t fix ourselves and we have to give them a reasonable amount of time to do so but we have given them around 6 months.


    Because living here has being nothing but a pain is there any chance, because this has breached their end of the contract, we could terminate our contract early by sending them an email stating we’re handing in our notice?

    Hi I am having a problem with my landlord regarding my boiler and the fact that it has not worked properly for the past 9 months now my landlord wants to put a water tank in my kitchen rather than repair the boiler that was installed in Jan by to incompitant plumbers/electricans he sent round I have been fobbed off and fobbed off for nine months and now he is saying that the only way to fix this is by fitting a water tank that will cost me a fortune to run rather than fix a brand new boiler that was installed also I was asked to leave my flat so that someone could come round and inspect it which I did not agree to and since then we gave had nothing but grief

    Some reports from tenants are mentioning that landlords are starting to set them up and use fake accusations to tag them as antisocial to evict them within the period of 4 weeks using the hole in the eviction law in England and Wales. PLEASE be aware of this and raise it as it is very dangerous.

    Good morning,

    On 15th August I moved in a flat in Brentwood (Swallow Court, Gresham

    Close, CM14 4GW). My husband and I, literally, opened the door of the

    flat around 2pm.

    At 8pm we found 3 cockroaches in the bathroom. I emailed the agency

    Hardings Letting & Property Management Ltd with the photos attached.

    The agency repaired the cracks in the bathroom after 6 days.

    I always asked for pest control, but I think the agent felt it was not

    necessary because the cracks were repaired and because they have not

    had to call pest control in the 10 years of having the property to

    let.

    On 27th August and 28th August we found cockroaches in the bathroom again.

    Yesterday I spoke with the director of the agency and he said that,

    pest control is not a landlord’s responsibility so I have to solve by

    myself!

    There is nothing on my tenants contract about it!

    As we found cockroaches the first evening we moved in, I guess that’s

    not my responsibility! I moved in a flat dirty with cockroaches, and I

    have photos to prove it!

    The agency is not going to do a pest control, Brentwood Borough

    Council no longer operates a pest control service and I think I’m

    living in an unhealthy flat.

    I can’t afford another move and I have a year contract.

    I’m desperately looking for help!

    Kindly, could you give me any advice please?

    Hi my son is being stopped from moving into new place as his last agent said wasnt goid at kerping up payments He has shown them screenshots showing regular payments The problem is he is 1 of 5 students and 1 student wasnt paying on time Now he is in danger of losing new property and has paid for credit checks etc

    My flatmate and I are coming to the end of an Assured Shorthold Tenancy Agreement (the copy and paste agreement drawn up by the National Landlords Association). My question relates to paragraph 5.2:


    β€˜5.2: We have a Right to recover possession of the Property by lawful means if:

    5.2.1 the fixed term has come to an end;

    5.2.2 we have given you at least two months’ notice of our intention to recover possession of the property; and

    5.2.3 at least six months have passed since the commencement of the Term of the original agreement.’


    Essentially, we are unsure whether one OR all of these conditions need to apply for our Landlord to recover the property. We are naturally also concerned about rent increases which he is contractually permitted to make within one month of the termination date (in this case 3rd Oct 2020). Any advice or tips?

    Hello, My name is Barbara Danielewicz-Gardiner. I have joined the Union a couple of weeks ago. Prior that, l didn’t even know about its existence.. I also wrote a few emails asking about help an advice on eviction. We have received section 21 & section 8 on 17 July, with eviction date on 19 October. We are a family of mum& dad and 3 daughters, 5, 13 and 16. I also would like to get actively involved in the Union’s actions. Evictions are cruel and lives destroying. The councils are equally cruel & reckless with private landlords. The rhetoric behind evictions and renting are deliberately misleading and doom the renters.     Hello, in the evening of my moving day (15th August 2020), I found 3 cockroaches in the bathroom. I complained with the agency and they repaired the cracks after 6 days. Yesterday, on 27th August 2020, I found another cockroach on the sink of the bathroom. I want the pest control, but seems they are not willing to do it. I signed a contract of 1 year and I’m scared to go to the bathroom. What I can do?

    Hi,

    I have been a tenant for more than 5 years in the same residential property. My landlord carrying out the renovation work. He told me that he would finish the work maximum in 2-3 weeks but it’s been more than 7 weeks and the work is still not finished. He is taking full rent from me and also using our facilities while working.

    Despite of telling him many times he is not intended to understand the situation and not positively considering my request.

    What can I do in this situation?

    Moving house is not a good idea and difficult for me to arrange another home to move.

    Please help.

    I need informations about my flat I booked 3 weeks ago. I’m a french girl, still living in France, coming in London next wednesday (29th). I was contacted on Facebook by a girl who was looking for a room-mate, and I wrote to the renter (the owner of the flat). I received pictures of the flat, and he asked me to pay the bail and one month’s rent. I signed the contract. Then he said he did a mistake, I have to advance 3 months rent. So I needed to pay 2 more… And then the Agency which keep the caution (named DPS on gmail) told me I had to pay agency costs, one month. I totaly paid in advance 5 months rent… Then the renter sent me the new contract, but it’s precised in this one that I have to participate to the works costs they just did in the flat ! I even never asked that for, the flat was completly new and clean. Today, I’m not yet in London but I suspect a scam (does the flat really exists in that adress? Does my room-mate exists? Are the agency DPS and the renter the same person…?)

    I wrote you to know more about my rights as a french person, if it’s a scam… Is it in the law to ask me to pay works ? To pay 3 months in advance ?

    Hi there – I would like to discuss a problem with our previous landlord. He has waited till we have moved out and collected our deposit from the TDS before giving us a bill for Β£9000 for alledged damages. He manages and owns a whole rental estate in Peterborough. We have proof that he consistently makes up exorbitant prices (no receipts) for repairs which are never done and then hetried to charge the next tenant for any more damage caused by his l know remedial action. What do we do?
